Why 20 years is the turning point in Connecticut

Signs that say replace

- More than one leak, or a leak that comes back after being fixed
- Sagging lines along the ridge or planes, which point to decking problems underneath
- Neighbors with same-age houses are replacing theirs, since whole streets tend to age together

Signs a repair still makes sense
- The damage is isolated: a few wind-lifted shingles, one failed flashing, one small leak
- The rest of the roof still holds granules and lies flat
- The decking is sound, with no soft spots or stains in the attic
Our rule of thumb, and we say it even when it means a smaller job for us: under 15 years old with isolated damage, repair it. Over 20 with widespread wear, replacement is the better investment, because patching a failing roof just spreads the cost out and adds interior damage along the way.
